Welcome back to our ongoing series chronicling the transformation of Project 77—a 1900-era home undergoing a modern revival. In our last update, we laid the foundation (literally) with Insulated Concrete Form (ICF) construction, ensuring a strong, energy-efficient base for the structure. Now, we move into one of the most exciting phases: framing and the installation of a custom steel staircase.
Raising the Skeleton: The Framing Process
Framing is the backbone of any home. It defines the structure’s shape, layout, and stability. Once the ICF foundation was set and cured, we began erecting the framework that would bring the vision of Project 77 to life.
The Framing Materials: A Hybrid Approach
Given the historical significance of this home and our commitment to durability and efficiency, we employed a hybrid framing system, combining traditional wood framing with structural components for added strength and longevity.
- Exterior Walls: Built with engineered lumber for stability, reducing warping and improving energy efficiency.
- Interior Walls: Standard wood framing, allowing flexibility in layout and easy installation of electrical and plumbing systems.
Framing Challenges and Solutions
Older homes often bring unexpected surprises, and Project 77 was no exception.
- Foundation Settlement: The original house was built on a sandstone foundation, which had settled unevenly over the years due to prolonged neglect. To address this, we used precision leveling techniques and poured new footings in key areas to stabilize the structure and provide a solid base for the renovation.
- Energy Efficiency: We utilized advanced framing techniques to minimize thermal bridging, ensuring a tight building envelope for superior energy performance.
Crafting Our Custom Steel Staircase
One of the standout features of Project 77 is our handcrafted steel staircase—a fusion of industrial strength and artistic craftsmanship. Instead of opting for a pre-manufactured staircase, we took the custom route to ensure a perfect fit, enhanced durability, and a striking design statement.

2. Steel Cutting & Welding
The pieces were welded together, forming the framework for the staircase.
3. Integration with Wood & Glass Elements
To soften the industrial look, we incorporated wood treads reclaimed from the original home, creating a beautiful contrast between old and new. A custom glass railing adds an open, airy feel while enhancing safety.
